FAQ

The questions we get asked, answered straight.

If yours isn't here, drop us a line. We'll add it.

Where do you work?+

Predominantly South Yorkshire, with regular projects across West Yorkshire, North Derbyshire and Nottinghamshire. Anything outside that region we'd only take on if the client and brief justified it.

What size projects do you take on?+

Comfortable zone is £150k to £8m. We've delivered larger as joint ventures. Below £150k we'll usually point you to a trusted local builder we'd recommend.

Do you work directly with homeowners?+

Yes, on substantial residential schemes (typically £400k+). For smaller domestic work we can recommend trades within our network.

How do you price work?+

Open-book, target-cost, or fixed-price depending on what suits the project. We'll explain the trade-offs of each in plain English at the feasibility stage.

Do you self-deliver or use subcontractors?+

Both. Groundworks, carpentry, M&E supervision and finishes are mostly self-delivered. Specialist trades are subcontracted to a vetted local supply chain we've worked with for years.

What's your lead time?+

For mobilisation, typically 6–10 weeks from contract signature, depending on the size and the season. Tender responses are usually back within 3 weeks.

Are you insured?+

£10m public liability, £10m employers' liability, and project-specific contractors all-risks cover. Certificates available on request.

What happens if there's a defect after handover?+

You get a twelve-month defects period as standard. We aim to be on site within 48 hours of a notification, and most issues are closed within a week.

What's the bursary about?+

Every year we ring-fence 1% of profit for the Burhouse Bursary, which funds training, equipment and apprenticeships for young people in South Yorkshire. Read more on the Bursary page.

How do I get a quote?+

Send us the brief, drawings if you have them, and a rough budget range. We'll come back within a week to either book a feasibility meeting or, if it's not a fit, tell you why and suggest someone better placed.
